special investment region India

With modern infrastructure, global corporates’ interest, and government support, Dholera is not just another SIR; it is the future of urban India

As special investment region India is now the 4th largest economy in the world and on the cusp of becoming a $5 trillion economy. Also nation is the fastest growing large economy with a growth rate of 7.8%. The biggest driver behind these major achievements is out Special Investment Regions (SIR) and industrial corridors. The basic behind these business hubs is to boost exports, generate jobs and attract industries from across the globe. Dholera Smart City has caught global attention in being the best investment destination for corporates and investors worldwide. With new-infrastructure and government policy support, Dholera SIR is now slowly on the path of becoming next ‘Singapore of India’ or ‘Shenzhen of India’.

Dholera is home to India’s largest semiconductor fab facility. The Tata Group in collaboration with Taiwan’s PSMC has already announced an investment of Rs 91,000 crore in Dholera for this facility. The Activation Zone is already ready with new-age infrastructure in place and houses companies like ReNew Energy, Polycab, INOX Air.

In this article, we will talk about the top 5 emerging investment locations in India and why Dholera tops the ranking table.

1. Dholera SIR (Gujarat)

If Gurgaon was a success story written in 1990s and Pune in 2000s, Now special investment region India, Dholera Smart City is destinated for one of its kind growth story in the next two decades.

  • Scale: Spread of 920 sq km, Dholera is bigger than Singapore and Delhi and part of Delhi Mumbai Industrial Corridor (DMIC).
  • Connectivity: Dholera International Airport is said to be operational by next year. Six-lane Ahmedabad-Dholera Expressway is ready and it will cut down commute hour from two-and-half hours to just an hour. Sea Port is supposed to be within 30 minutes distance. Metro Rail Project has also been announced and the work will start soon.
  • Smart Infrastructure: Dholera is India’s first Greenfield Smart City. Uninterrupted clean power supply from world’s largest solar park, 100% underground cabling, ICT-enabled command centre.
  • Investments: Big global companies like Tata Electronics, ReNew, Toorent Power, Tokyo Electronics, L&T, Linde have either started their operations or have announced billions of dollars of investments in Dholera.
  • Job Creation: According to media reports, Dholera Smart City is expected to generate about 8 lakh jobs and house 20 lakh residents.
  • Affordability:  Land rates are still cheap but once the Dholera International Airport and Expressway get operational, the prices will multiply. So, this is the time to bet on Dholera.

2. Shendra-Bidkin Industrial Park (Maharashtra):

  • This is near Hyderabad and is also a part of DMIC.
  • This industrial park, spread across 8000 hectares, mainly focuses on electronics, automobiles and engineering.
  • Major companies that have invested here include Hyundai, Siemens and Perkins.
  • The focus is mainly on industrial growth, unlike Dholera where the idea is for growth of residential, commercial and industrial growth.

3. Mandal Becharaji SIR (Gujarat):

  • One of the most ambitious projects of Gujarat, the area is spread across parts of Ahmedabad, Mehsana and Surendranagar districts. It covers 100 sq kms of area and is part of DMIC.
  • Best known as automobile and engineering hub, the area has seen major players like Maruti Suzuki, Honda Motorcycle establishing their manufacturing plants.
  • The idea is to develop it more like an industrial town and not a smart city like Dholera.

4. Krishnapatnam Industrial Node (Andhra Pradesh):

  • The high point is its proximity to one of the fasted growing ports, Krishnapatnam Port.
  • The place is best suited for heavy industries and logistics.
  • The change in political leadership though has impacted the development and the execution is much slower compared to what’s happening in Gujarat.

5. Dadri-Noida-Ghaziabad Investment Region (Uttar Pradesh):

  • The best part is that it’s closer to the national capital, which is India’s largest consumer market and the area is also part of DMIC. There is a huge demand of land for warehousing, distribution and logistical facilities.
  • But land cost is already too high and execution takes time due to complex land acquisition and policy issues. It’s not like Dholera where the government has set processes for fast-track approval through single-window clearance systems.

Now, we have largely understood the pros and cons of top five investment destinations in special investment region India. If we compare all five industrial zones and SIRs, the clear winner that emerges from the list is undoubtedly – Dholera SIR. And here are the reasons for that:

  • Unlike others, Dholera is a Greenfield city. So, there are no legacy issues of traffic jams, waterlogging, congested areas, like what we witness today in cities like Gurugram and Noida.
  • Dholera is the only place where a holistic development is taking place in terms of residential, commercial and industrial growth. Whether it’s connectivity, government backing or investments from global business giants, Dholera has emerged as one of the fasted developing business hubs in the world.
  • And the best part is that unlike other industrial hubs, Dholera Smart City is still extremely affordable. Anyone with a minimum investment of Rs 10 lakh can become owner of a plot in this future city of India, despite the fact that Dholera has witnesses 10 times growth in the last 10 years. Imagine, what will happen in the next 10 years with so much development taking place. Every week we hear some Japanese or German or an American company visiting Dholera to explore investment opportunities and with so much government focus of making Dholera a semiconductor hub, the fact of the matter is – Dholera’s time has come.

Now, it’s for you to decide whether you want to be a part of this success story and regret later. The best time to invest in Dholera is now. If you wait, you will be late. The entry price is still low and in future it will be more difficult to buy land in Dholera. If you want free consultation, we are there for you 24×7.
